  • Energy Performance Certificate (EPC, minimum rating E)
  • Smoke alarms and CO2 detectors
  • Fire doors, extinguishers, and fire blankets (as required)
  • HMO licensing (where applicable)
  • Overall habitability and good repair
  • Annual reviews of gas, electricity, and fire safety
  • Routine inspections every 3–6 months
